4. Offer Submitted

Once your offer is submitted and accepted, we will provide you with all the tools needed for the entire home buying journey.  This includes providing a timeline of crucial dates to guide you through the process.  Our team will also supply you with vendor resources in your area.

5. Journey to Closing

During the weeks following your offer submission, our dedicated team will handle all necessary amendments and meticulously review the title exam and settlement statement prior to closing, ensuring a seamless and stress-free closing process.

Frequently Asked Questions

Our Dedicated Team Is Committed To Providing Exceptional Customer Support.

We charge a legal/administrative fee equivalent to 1% of the purchase price of your home.  We will require a retainer fee of $500.00 (the “Retainer”) before beginning representation. In the event the transaction is closed, the retainer shall be credited towards the 1% fee.

Included in the our fee for representing the Client, the Firm agrees to handle the following items:
-Prepare contract and negotiate the purchase of the selected property.
-Once the Client has approved and signed the contract, the Firm shall submit such contract to the listing agent or to Seller. The Firm shall negotiate any counteroffers and amendments throughout the contract period that may arise.
-Provide a timeline of important dates that must be met under the terms of the contract.
-Provide the Client with a list of potential vendors for the transaction including but not limited to showing services/agents, home inspectors, mortgage lenders, home warranty companies, homeowner’s insurance agents, surveyors and closing attorneys.
-Review title exam, survey & settlement statements prior to closing.

We will not provide some of the services generally provided by a buyer’s real estate agent. Including but not limited to:
-Meeting client to grant access to view the property (showing services/agents referral will be provided for access to the property).
-Meeting vendors that may need to have access to the property prior to closing (i.e., home inspectors, appraisers, etc.). As stated above, a showing services/agent referral will be provided for access to the property.
-If the Client requires a full service real estate agent, we would be more than happy to recommend a full-service agent.
